Describe what you can see and smell

Tell us which room, how long it has been there and whether anything leaked or flooded. Photographs help more than a description of the color.

Book the inspection

Inspections are scheduled appointments confirmed by property address. Clear access to the area, the air handler closet and the attic hatch if you can.

Read the written scope

You get the moisture findings, what would be removed, how the area would be sealed off and an upfront quote before anyone starts work.

Check the finished area

At the end you should be walked through what came out, what was cleaned, the drying readings and what still needs rebuilding.

Before the Appointment

Leave the area as you found it. Painting over a stain, spraying the growth or pulling up wet flooring all make the moisture harder to trace, and scrubbing established growth pushes spores into the rest of the house. If you can do it safely, cover the supply and return vents in that room so the cooling system does not carry anything around the building.
